Project 3 - Contract Law Contract between The Friendly Dawg and Landlord Lou A legally binding agreement between two parties that is enforceable under the law is called a contract. "Agreement, consideration, legal object, and parties with contractual capacity" are the four requirements for a document to be deemed a legal contract (Kubasek.Ect.,13-1). Must have a true accent, which implies that each party must have used the appropriate channels and voluntarily chosen to participate in the contract. Having the right format is crucial when creating a contract between two parties since it will be void if it is not professionally written down. The landlord Lou and The Friendly Dawg on our day of dog currently have an agreement. After his father passed away two years ago, Dave assumed control of the company and drawn up the present contract to operate the store. Lou knew about the change of ownership following Dave's father's passing. When Dave took over the company, the terms of the contract remained the same, and he continued to pay Lou the $500 monthly rental payment in a timely manner. The lease agreement between Friendly Dog and Landlord Lou clearly states that the establishment is a pet store exclusively. The evidence at hand indicates that both parties entered into an agreement when Dave's father accepted the landlord Lou's offer, and that Dave was able to uphold this arrangement after his father passed away. The initial contract's signatories were both of legal age, understood the terms of the agreement, and suffered no consequences from signing it. After his father passed away, Dave Dog assumed control of The Friendly Dawg and declared that he understood the original contract that his father and landlord Lou had signed and that he would
fulfill his end of the bargain. The initial signed contract makes no mention of the selling of live animals; it just specifies that pet supplies will be provided. Dave made the decision to grow his company and start selling other things like live fish and fish tanks. After that, Dave renovated the back storage room so he could add live animals to the business, including birds, snakes, dogs, and cats. When landlord Lou visited during the renovations to inquire about what was going there, an employee informed him that The Friendly Dawg was increasing the inventory. This indicates that Liu was aware of the improvements. which landlord Lou, saying "very exciting! Wishing you luck!" Dave was okay with the changes since landlord Lou did not approach him or request any further explanation. However, Lou did not inquire further, so it is possible that he was unaware that extra expansion-namely, the addition of live animals in that specific area- was planned as part of the renovations.
