I think that the contract between Landlord Lou and The Friendly Dawg is valid. Although the contract was made between Landlord Lou and Dave's dad, Dave assumed ownership of the contract after Dave's dad passed and the contract remained in place. Landlord Lou was aware of the expansion of Dave's inventory, needed space, and the renovations.
