In the contract that landlord Lou and Dave's Deceased father made a contract or such in this case a lease that there would be no selling of live animals and that he didn't even ask if he could get the store remodeled because he had to expand so that is taking down some of the building.Another one is that anytime something needed to get fixed the landlord needs to take ownership of it and get it fixed immediately. If not, you are not supposed to pay rent and it gets, put into an escrow account till the problem is resolved. So, in this case a contract law exists but no one is following the contract down to the signature. I feel as though that Landlord Lou and Sunshine Yoga owner Jasmine don't have any written form for a Iease or a contract. So, in all technicalities that she shouldn't being able to rent it because they has been no signatures and Lou wouldn't be able to take her to court even if she stopped paying rent and with property taxes going up as well she still has to pay 300-dollars a month compared to the pet store that is next to them. In the terms of eviction Lou can throw them both out at anytime he wants to. But Pet store owner should not be thrown out he pays rent on time, but he is also breaking the written contract between them because they would be no mention of live animals to sell. But instead, he got live animals and is breaking the contract between them. With Jasmine and her being late with rent every month he can throw her out at anytime because they have no late fee or anything with it.
