1.Tort Law
A tort is a blunder or action that inflicts damage or injury to another person for which
justice systems enforce charges. Injury defines the invasion of any permissible entitlement, while
damage describes a loss or cost in a person's suffering. Tort law aims to offer reprieve to
wounded individuals for harm inflicted by others, to enact accountability on wrongdoers liable
for the damage, and to discourage others from performing dangerous actions. Tort law rules
whether an individual should be held legally responsible for harm against another and the
revamping the victim is entitled to. Tort law suggests enterprises' practices be done in a just and
fair way to prevent causing harm or injury to others which can also obstruct enterprises from
functioning normally (Gardner, J. 2011).
2. Relevant tort laws
Negligence: Friendly Dawg has committed a tort of negligence by trading live animals
without due caution to ensure that his enterprise errands do not pose a great peril to the other
tenants and other enterprises within the neighborhood and premises (Kubassek et al., 2012).
Dave was aware that disappointment of the air regulating system renovation might lead others to
peril by creating a path for his animals to sneak. Dave owed Sunshine Yoga and other tenants a
duty of care which he ignored, thus harming the third party.
Nuisance: animals that slithered Jasmine's business were a nuisance to her and her
customers. It caused inconveniences to her daily schedule.
Invasion of Privacy: Dave's negligence led to the intrusion of Jasmine's private affairs
The snake interfered with her private activities.

Infliction of emotional distress: the snake slithered into Jasmine's business, making her
suffer severe emotional distress. The snake was harmful to her well-being.

Legal claims
a.Breach of contract
Lou is permitted to sue Dave Dawg since the tenancy agreed by Dave's late father
outlines the enterprise as a pet merchandize store only and does not permit trading in animals
Also, there was a breach of contract when Dave defaulted on the payment of rent.
Also, landlord Lau can file a case against Jasmine for defaulting to pay her house fee.
Dave can file a suit against Lou for he declined to preserve the premise in a decent state
of refurbishment, specifically the air conditioner. Landlord Lau was responsible for the repair
and installing air conditioners, of which he defaulted, thus resulting in snakes disrupting the
neighboring tenants.
Finally, Jasmine/ Sunshine Yoga can file suit against Lou for dishonoring her reservation
to stay on a premise that is safe.
b.Breach of Duty
Dave was aware that declination of the air regulating system renovation could lead others
to peril by developing a trail for animals to sneak. This was a breach of duty.
Landlord Lou's negligence and declination of responsibility for maintaining the premise
triggered the escape of animals.
